US House Price Index Growth Slows Sharply in January The US House Price Index measures changes in single-family home prices across the country, reflecting housing market trends. January’s report showed a modest increase of 0.10%, down from 0.60% in December and below expectations. This monthly growth rate signals a significant slowdown in home price appreciation. The data was released on February 24, 2026. Market analysts note that this cooling aligns with rising mortgage rates and affordability challenges that have tempered buyer demand. Major financial institutions like JPMorgan have highlighted the risk of a prolonged housing market adjustment if these trends persist. “The sharp deceleration in home price gains suggests buyers are gaining leverage, which could moderate inflationary pressures in the broader economy,” said Sarah Johnson, senior economist at Morgan Stanley.
January’s 0.10% MoM gain is a sharp slowdown from December’s 0.60% and sits well below the 12-month average of 0.35%. The last time the index posted such a modest increase was July 2023, when monthly growth also hovered near zero.
Over the past six months, the HPI MoM has trended downward: August 2025 saw 0.50%, September 0.45%, October 0.40%, November 0.40%, December 0.60%, and now January’s 0.10%. This sequence underscores a clear deceleration in price momentum.
